Residential Project – Henley

TP Construction built this beautiful, brick and flint four bed detached property on a small, complex site sandwiched between two buildings.

The team greatly enjoyed working with the client, also an architect, as he designed a unique property that combines country cottage charm with modern contemporary touches.  To maximise floor area the development was built over a number of different levels including a part basement to accommodate the kitchen that lead out to a sunken terrace.

With no gas connection available we installed an Air Source Heat Pump to provide hot water and heat the house via wet underfloor heating, all controlled by an app on your phone!

After successfully completing the project on time and within budget we are looking forward to working with the developer again once he has secured planning permission on his next site.

Residential Project – Thornton Heath, London

This narrow semi-detached house needed to be remodeled completely to deliver open plan living for the expectant parents. There was an important deadline for the work to be completed! 

The project required intricate engineering to provide the smooth lines that the clients wanted, we moved the stairs to improve the spaces on the ground floor, installed bifold doors for access to the garden and many new window designs to flood the spaces with natural light. 

Most importantly we delivered everything in time for the new arrival and the relationship we built with the client was so good that we now work together in partnership on new projects! 

Residential Project – Woldingham, Surrey

This client had an old-fashioned bungalow over three different ground levels that they wanted to transform into an energy-efficient, unique home.

We worked directly with the client to design both the indoor and outside spaces – designing and building a stunning kitchen-diner and lounge space that is the central focus of the house and provides amazing views of the exceptional garden.

By adding vaulted ceilings and relevelling the floors we created stylish spaces that flow without interruption. We tried to strike a balance of traditional design with modern luxury.

We retained certain features that the client liked – such as the kitchen tiles – whilst transforming other spaces through creative engineering, bespoke carpentry and quality finishes.

Commercial Project – Brixton, London

This commercial property was very much in need of some TLC… and more. The client’s ambitious objectives were not only to restore the dilapidated Edwardian department store back to its former glory, but to also create a new, modern and innovative space on the top floor that would not detract from the intricacy of the repair to the original ornate frontage. 

TP Construction revealed, repaired and cleaned the original brickwork, stone, marble and terracotta with extraordinary attention to detail to remain 100% faithful to the original design and materials. 

The interior of the building was completely remodeled – creating a commercial unit on the ground floor; an architect’s office on the first floor and a funky oak framed box on the top floor which is used as a partner and client entertaining space and bar. 

The main contractor fed back that we were reliable, restoration experts and self-managed to an extent that he didn’t feel the need to manage us as he had complete trust in the work we were doing. 

Residential Project – Notting Hill, London

This project was the end-to-end refurbishment of the top floor flat in a luxury mansion block. It was a little different for TP Construction in that we worked very closely with an interior designer rather than an architect. 

The objective was to renovate and redesign the space to optimise the layout by opening spaces; installing all modern services whilst at the same time creating a traditional luxury environment. 

Every element of the project was intricate with every traditional feature being retained and refurbished or reproduced faithfully. All sash windows were refurbished by our expert team of carpenters, we also refurbished all doors, cornices, ceiling roses and architraves. 

The project had to be managed with great tenacity as we were delivering it through the COVID-19 lockdown. We consulted with neighbours and implemented all relevant health and safety processes to reassure them regarding our approach, and that social distancing was observed throughout. 

Commercial Client – Lambeth, London

This was a large scale complex commercial project for TP Construction in that we had to redevelop an entire building which was positioned on Blackfriars Bridge working for multiple overseas clients. 

Access to the site was exceedingly difficult as we were positioned on a major junction – but we worked closely with Transport for London to ensure minimum disruption to the local area and persistent traffic, whilst also ensuring we could get the required equipment and tools on site… on time…

We created a gallery for the developers to showcase their new residential development to clients. It was imperative that it reflected the quality of the new-build residential properties – but in a listed building! The actual building itself was completely run down and significant damage from leaks and squatters from having been vacant for many years.

We repaired the roof, the floors, renovated all the sash windows and worked hand-in-hand with the engineers and architects delivering a complex air-conditioning package and lifts alongside the sympathetic renovation of the gallery and office space.

Residential Project – Islington, London

The client’s vision was to bring this once-beautiful property back to life, to reinstate original features that had been removed in the 60s, whilst at the same time introducing modern 21st century creative design. 

Delivering the project during the COVID-19 pandemic proved to be a real challenge – but through effective partnership with the client we successfully delivered everything required, within guidelines. 

Half-way through the project the client asked to work with us directly. She had a clear vision of what she wanted to achieve, and we were happy to work with her directly, adding value in terms of design and technical design. And she had the time to do it which is so important!

We built a new mansard level providing a fantastic 2-room guest floor; redesigned the first floor to provide a luxury master bedroom, dressing room and bathroom; reproduced original cornicing; reinstated fireplaces; refurbished floorboards and windows and excavated at the rear of the house to provide a rear sunken terrace (and hot tub!) off an open plan modern kitchen-diner-sitting room. A definite wow factor!

The excavation had to be done by hand and we also had to comply with the Tree Protection Order which was on the tree in the rear garden which meant we had 2 teams – one team of experts in basement work and one team experts in renovation and refurbishment.

By working closely with the client we were able to save her nearly £100,000 through VAT advice and management, cost-saving suggestions and working directly together meaning she no longer needed the architect. This saving meant that she could achieve everything she wanted – opening a second vault under the pavement for wine storage and a bespoke shed at the end of the garden to store all her gardening materials – her two great passions!
